A high radon result in the middle of a deal

It happens all the time: the inspection goes fine, then the radon test comes back at or above 4 pCi/L, the EPA's action level. Now everyone is on the clock. The buyer wants to know the home is safe, the seller wants to keep the deal together, and both agents need a plan that fits the contract dates.

The good news is that high radon is one of the more straightforward issues to fix. A properly designed system can usually bring levels down in a single visit, and a post-install test shows the result.

What South Carolina requires

South Carolina does not require a radon test to sell a home. The state's Residential Property Condition Disclosure Statement, effective June 1, 2023, asks sellers whether they know of radon gas on the property. Sellers disclose what they know; they aren't required to test.

That's why most radon tests in a sale are ordered by the buyer during due diligence. If a seller already has a high result on file, it belongs on the disclosure. If a system is already installed, sharing the post-install test result is a good way to answer questions up front.

This is general information, not legal advice. Your agent or attorney can speak to your specific contract.

Who pays: common ways deals handle it

  • Seller installs before closing. The seller hires the installer, the system goes in, and the buyer gets a post-install test result.
  • Credit or price reduction. The parties agree on a credit, often based on a written quote, and the buyer installs the system after closing.
  • Buyer pays. In some markets or contracts, the buyer simply handles it after moving in.
  • Split the cost. Sometimes both sides share it to keep the deal moving.

We don't take sides. We give everyone the same clear written quote so the negotiation is based on a real number, not a guess.

How we handle real estate jobs

  1. Send us the test

Share the radon report, the property address and the closing date. We usually reply the same day.

  2. Quick assessment and quote

We schedule a site visit fast and send a written quote that agents can share with both parties.

  3. Install on your timeline

Most installs take a few hours to a day. We coordinate access with the listing agent or seller.

  4. Post-install test

After the system has run at least 24 hours, we test again and send a written result for the closing file.

Typical cost

Our typical ranges are $900 to $2,500 for sub-slab depressurization on slab or basement homes, $1,500 to $3,500 for crawl space sub-membrane systems, and $2,200 to $3,800 for combination foundations. A professional short-term radon test starts from about $150. Every price is an estimate until we see the home.

Why radon comes up so often in Upstate sales

Greenville County is the only county in South Carolina that the EPA ranks Zone 1, its highest radon potential category, and it logs the most radon tests in the state. Spartanburg, Anderson, Pickens and Oconee counties are Zone 2. State program data on initial tests shows averages of 3.4 pCi/L in Greenville County and 5.0 pCi/L in Oconee County.

With that many homes changing hands across the Upstate, agents here see radon contingencies regularly. Having a fast, clear process makes them much less stressful.

Radon mitigation technician reviewing a written radon test report with a homeowner

For agents: one call, clear paperwork

We know your clients judge you by how smoothly problems get solved. We reply quickly, give you a written quote you can forward, keep you posted on scheduling, and send a post-install test result for the file.

South Carolina has no state radon license, so many agents point clients toward installers with NRPP or AARST certification. We're happy to share the credentials of the technician assigned to the job.

Frequently asked questions

Does South Carolina require a radon test when selling a home?

No. South Carolina law does not require radon testing for a home sale. The state's Residential Property Condition Disclosure Statement, effective June 1, 2023, asks sellers about known radon gas, so sellers disclose levels they know about. Many buyers choose to order a radon test during due diligence, especially in the Upstate.

Who pays for radon mitigation, the buyer or the seller?

It's negotiable. Common outcomes are the seller installing a system before closing, a price reduction or closing credit so the buyer can install one, or the buyer paying for it outright. The right answer depends on the contract, the market and the timeline. Your agent can advise on strategy; we provide a clear written quote both sides can use.

Can a radon system be installed before closing?

Usually, yes. Most installs take a few hours to a day, and we work to fit real estate timelines. After the system runs for at least 24 hours, we run a post-install test and send a written result. Tell us your closing date when you reach out so we can plan the schedule around it.

Does a radon system hurt a home's value?

There's no single answer, but many buyers see a working system with a recent low test as a plus, because the problem has already been handled. A neat pipe route and a clear post-install result help. A system with no paperwork raises questions, so keep your test results and install details together for the next buyer.

What should the closing file include?

A good file includes the original radon test, the written quote or invoice for the system, the post-install test result, and basic system details such as fan model and manometer location. We provide the post-install result in writing. Keeping these documents together makes life easier for buyers, sellers, agents and future owners.
