Signs your radon system needs attention

A radon mitigation system is simple, but it only works if the fan runs and the pipe stays sealed. When something fails, radon levels can drift back up with no smell or warning. Watch for these signs:

  • The manometer reads zero. If the liquid in the U-tube gauge is level, the system usually isn't pulling suction.
  • New noise. Grinding, rattling or a louder hum often means worn bearings or a loose mount.
  • The fan is old. Radon fans typically last about 5 to 10 years.
  • Cracked or loose pipe. Sun, weather, settling or a bump from yard equipment can crack PVC or pull joints apart.
  • A system you didn't install. Many homes come with a system added years ago in a previous owner's era, with no paperwork or recent test.
  • A high retest. If a new test is at or above 4 pCi/L, something needs a look.

What we fix

Fan replacement

A failed or worn-out fan is the most common repair. We match the replacement to your system's pipe size and suction needs, so it moves enough air without wasting electricity. A fan typically costs about $30 to $300 per year to run, and most homes are near the low end.

Pipe and seal repairs

We replace cracked or sun-damaged pipe, re-glue or reconnect loose joints, fix sagging runs that trap water, and reseal the slab or membrane connection where it has opened up.

Manometer and monitoring

If your system has no gauge, or the gauge is cracked or unreadable, we replace it so you can check the system at a glance.

Upgrades to older systems

Some older systems were never quite right: an undersized fan, a vent that ends too low or near a window, or a crawl space membrane that has torn. We'll explain what we find and what it takes to bring the system up to a better standard.

Our repair process

  1. Tell us the symptom

Send a photo of the manometer and fan if you can. It helps us arrive prepared.

  2. On-site diagnosis

We check power, the fan, the gauge, the pipe run and the seal at the slab or membrane.

  3. Written price

Repairs are quoted on site. You get a clear written price before we start.

  4. Repair

Many fan replacements are finished the same visit.

  5. Retest

We recommend a radon test after the repair to confirm your levels are back down.

Pricing

Fan replacement and system repairs are quoted on site, because the fan model, mounting location and any pipe or seal work all change the job. We'll never start work without a written price you've agreed to.

If your system turns out to need a full redesign, our typical ranges for new systems are in the radon mitigation cost guide.

Older systems across the Upstate

Greenville County is the only county in South Carolina that the EPA places in Zone 1, and it logs the most radon tests in the state. Spartanburg, Anderson, Pickens and Oconee counties are Zone 2. With radon on so many homeowners' radar for years, plenty of Upstate houses already have systems, some well past the typical 5 to 10 year life of a fan.

If you bought a home with a system and no paperwork, a quick check and a fresh radon test will tell you where you stand.

Repairs done right, not just fast

A quick fan swap is sometimes all you need. Other times the noise or the zero reading is a symptom of a bigger issue, like water trapped in the pipe or a seal that has failed. We look at the whole system so you aren't calling again in six months.

South Carolina doesn't license radon professionals, so it's wise to look for NRPP or AARST certification. We're happy to share the credentials of the technician assigned to your job.

Frequently asked questions

How long does a radon fan last?

Radon fans typically last about 5 to 10 years. They run around the clock, so bearings and motors eventually wear out. Signs of a failing fan include new noise, vibration, or a manometer that reads zero. When a fan fails, radon levels can climb back up, so it's worth acting quickly and retesting afterward.

My manometer reads zero. What does that mean?

When the liquid in the U-tube gauge sits level, at zero, the system usually isn't pulling suction. Common causes are a dead fan, a tripped breaker or unplugged fan, or a disconnected or cracked pipe. Check the breaker and power first. If the fan has power and the gauge still reads zero, call us for a repair visit.

Why is my radon fan suddenly loud?

A fan that starts rattling, grinding or humming louder than usual often has worn bearings or is loose in its mounting. Sometimes water collecting in the pipe or a fan that's the wrong size causes noise. We check the fan, mounts, pipe slope and connections, then recommend the simplest fix, which may be a replacement fan.

How much does radon fan replacement cost?

Fan replacement and system repairs are quoted on site, because the price depends on the fan model needed, where it's mounted, and whether any pipe or sealing work is needed. You'll get a clear written price before we do the work. For typical ranges on new systems, see our radon mitigation cost guide.

Should I retest after a repair?

Yes. A repair should bring the system back to normal, but a test is the only way to know your radon level is low again. We recommend a radon test after any fan replacement or major repair. The EPA also suggests retesting every couple of years and after renovations, even when a system seems to be working.
